Switching managers

Switching starts with your current management contract. We go through it with you, then work out the notice period, the documents to hand over and how your tenants are told. Your tenants' leases carry on unchanged when the manager changes.

How switching works

  1. Talk and read your contract

    We read your current management contract with you, including the notice period and any termination terms.

  2. Our terms, then the contract

    We explain in writing what we manage, the management fee (5% of rent plus common-area charges, tax included, nothing on empty units) and any other fees, go through the important terms with you, and then sign a management contract.

  3. Notice to your current manager

    You give notice to your current manager, and we set the changeover date to fit the notice period.

  4. Handover and deposit record

    We take over the leases, keys, payment and repair records, and record each tenant's deposit balance to check with you.

  5. Letting your tenants know

    We write the change-of-management letter to each tenant in your name, with the new account details, the changeover date and an invitation to our resident portal.

  6. Management begins

    From the changeover date, tenants pay rent to us and you receive the monthly statement.
