What we do

  • Finding tenants

    We list your rooms with 360° photos, a floor plan and an itemized move-in cost, run scheduled viewings ourselves, and handle everything from application to electronic contract.

  • Rent collection

    We collect rent from your tenants and pay it into your account each month, together with the monthly statement.

  • Repairs, on terms you set

    You see the contractor's quote exactly as they sent it, price and scope unchanged. Your contract sets the amount above which a repair waits for your approval, and it can be zero, so that every repair does. What stopgap work we may do first in an emergency, such as a water leak, is agreed in the contract too.

  • Owner portal

    The owner portal lets you check occupancy and income, and approve repairs, online.

  • Building record

    Our own staff visit to make 360° captures of each building and unit. We keep them with floor plans, equipment details, documents and repair history in a digital record for each building, and at move-in, move-out and periodic inspections we photograph again and compare with the earlier record.

  • Japanese and English

    Statements and messages come in Japanese or English, whichever you prefer. Owners living outside Japan are welcome to get in touch.

Monthly report

Every month

Each month we send one statement covering rent received, costs and repairs, with the management fee and every other deduction shown line by line. It also serves as the periodic report required under the Rental Housing Management Business Act, covering the work carried out and any resident complaints and how they were handled. The statement and remittance dates are set in your contract. How you receive reports and give approvals is agreed with you, to suit you.

Filling vacancies

Every vacancy we list has 360° photos, a floor plan and an itemized move-in cost, so people can check the room and the full cost before they book a viewing.

We answer inquiries within an hour on weekdays, 9:00 to 18:00, in English as well as Japanese, and sign leases electronically.

    Switching starts with your current management contract. We go through it with you, then work out the notice period, the documents to hand over and how your tenants are told. Your tenants' leases carry on unchanged when the manager changes.

About us

Thank you for visiting our website. I'm Naoya Yoshihara, CEO of Haven Properties.

Every rental building has two groups of people: those who own it and those who live in it. Owners, I think, want to make the decisions that matter without carrying the day-to-day work. Residents want to live there without unnecessary trouble or worry. Their positions differ, but what they want is much the same. I founded Haven Properties in 2026 to be a management company that gives both what they want.

I believe two things serve both: being open about everything, and doing our own part of the work ourselves. We show owners the contractor's quote exactly as it came to us. Our own staff photograph and record each building and home, so when residents move out, the room is checked against the photos we recorded earlier, such as at move-in. The cost of restoring the room is then divided between owner and resident according to the guidelines of the Ministry of Land, Infrastructure, Transport and Tourism.

For owners, I want management that keeps them informed and asks them to decide only what needs deciding. For residents, I want a home with no surprises in what they pay or are charged, and someone who answers when something goes wrong.

What is the management fee?

The management fee is 5% of rent plus common-area charges, tax included, and nothing while a unit is empty. If we find and sign the tenant ourselves, a separate leasing fee applies. The fee sheet is on this page.

How are repair decisions made?

You see the contractor's quote unedited. Your contract sets the amount above which a repair waits for your approval; routine repairs below it go ahead and are reported to you afterward. You can set that amount to zero, so that every repair waits for your approval. The exception is an emergency that affects safety or the building, such as water leaking into the unit below. Then a stopgap repair to stop the damage spreading may come first, and we tell you straight away. What counts as a stopgap is also agreed in the contract.

How will I hear how my building is doing?

We send a statement every month. It also serves as the periodic report required under the Rental Housing Management Business Act, covering the work carried out and any resident complaints and how they were handled. The same figures, plus occupancy, are also in the owner portal.

Can I choose how I receive reports and give approvals?

Yes. How you receive reports and give approvals is agreed with you, to suit you.

How quickly do you reply?

Within an hour for messages received on weekdays between 9:00 and 18:00.

If I switch managers, what happens to my tenants?

Their leases carry on unchanged. We write the change-of-management letter to each tenant in your name, with the new account details and an invitation to our resident portal. From the changeover date, tenants pay rent to us.

Can I use Haven if I live outside Japan?

Yes. Statements and messages can come in English, and you can approve repairs from abroad.

Which areas do you cover?

Tell us where the property is and we'll let you know whether we can take it on. Our office is in Midori-ku, Saitama.
